Property prices in the Jura in 2026 – Le Chêne Immobilier

The real estate market in the Jura department (39) remains attractive and dynamic, even if prices have remained stable or even fallen slightly, depending on the sector.

For buyers and sellers alike, understanding trends in real estate prices per m² in the Jura is essential to correctly positioning a property for sale or accurately estimating its value.

Average price per m²: general trend

In 2026, the average price per m² in the Jura will be around €1,680 for all categories (houses and apartments).

On average, prices have risen by 20-30% over the past 10 years, but while financing conditions were easy in 2018-2020, they have tightened over 2025 and 2026.

Each commune has its own specific characteristics, and the Jura real estate market is not homogeneous across the whole département, particularly given its proximity to the Swiss border. On the other hand, some villages and character areas are characterized by higher prices.

Focus on the communes around Cousance

Our area, around Cousance in the southern Jura, is strategically located between nature, local dynamism and affordable prices. We’re also within easy reach of Les Rousses (a resort close to Switzerland), as well as the lakes(Lac de Vouglans, Lac de Chalain), all of which contribute to the overall attractiveness of the Jura real estate market.

The area’s central city, Lons-le-Saunier, prefecture of the Jura, boasts slightly higher prices, around €1,700 to €1,900 / m², with sustained demand for houses close to amenities, renovated apartments and properties with outdoor areas, attracting families and investors alike thanks to its infrastructure, shops and schools.

In Gigny, appreciated for its heritage and natural environment, values remain similar, fluctuating between €1,200 and €1,600 / m². Character houses in the Jura and properties with unobstructed views are particularly sought-after.

In Cuisia and Digna, communes close to Cousance and Saint-Amour, the average price is around €1,400 to €1,600 / m². Their proximity to main roads and amenities makes them particularly attractive to families. These villages attract buyers looking for peace and space in the Jura Sud real estate sector.

The village ofAugea offers an even more rural setting, with prices generally between €1,200 and €1,500/m², making houses with land in the Jura affordable.

Finally, Saint-Amour (39160), a dynamic local center with shops and services, has slightly higher prices, generally between €1,500 and €1,800 / m², due to its centrality and lively village life.

By way of comparison, very rural villages like Véria, just a few minutes from Cousance, have no amenities (no shops, schools or services). This type of environment, extremely quiet and residential, logically commands more affordable values, generally between €1,100 and €1,400 / m² on the Jura rural real estate market.

The sales market: tips and outlook

Recent developments in the Jura real estate market

In recent months, prices in the Jura département have fluctuated slightly, with an overall trend towards stabilization. Some areas have even seen a slight downward adjustment, creating opportunities for buyers wishing to invest inreal estate in and around Cousance.

In this context, price positioning is strategic: a correctly estimated property sells within a reasonable timeframe, while an overestimation can significantly lengthen the time it takes to sell on the local Jura real estate market.

Real estate sales: what you need to know

  • Prices remain much more affordable than in major metropolitan areas.
  • Demand is strong for houses with land.
  • Energy performance is becoming a key criterion.
  • An accurate estimate is essential to secure the sale.

Rental VS sales: two different dynamics

Although sales remain the mainstay of the market in our sector, the rental market is also showing interesting figures.

On average in the Jura, rents for apartments and houses are between €7 and €9/m².

For example:

  • A 70 m² apartment in Cousance generally rents for between €450 and €550 per month.
  • A 100 m² house in Cousance can be rented for between €700 and €820 per month, depending on condition and location.

However, in and around Cousance, the main trend is still towards home ownership, with the majority of transactions involving single-family homes.
